They worked with their creative team to design it and a company outside of Cleveland, Ohio, made it come to life. Craig said that during the process, someone at one of the bounce house building companies they submitted it to said it couldn't be done. While a typical bounce house uses one blower to inflate, this one requires 28.

However, the Guinness world record-holding Bounce House is still very much the focal point. “That’s still the thing people come to see and to get a picture in front of it,” says Craig. One of those ideas was the Big Bounce America concept, which the pair launched in 2017. From the outset, it was clear it was going to be a success. There’s also a custom-built stage with a DJ spinning music and hosting games and competitions tailored to each age group. The event will be at Steffens Park, located at Garfield Road, from Friday, June 10 through Sunday, June 12.

In other words, you can bounce, or simply marvel in terror. If you've ever dreamed about finally unleashing your inner child—which, we all do—you might just have your chance this summer in select cities. For their first-ever national tour from May through November, Big Bounce America is bringing the World's Biggest Bounce House across the country, and they may be bringing the fun to somewhere in your area. And, yes, you can even take a selfie with the inflatable animals and characters that are hanging out too. Cameras and phones are allowed inside, but you might want to hold on to them tight.

But that’s all we had from an entertainment point of view. Dodgeball games, inflatable animals, ball pits, climbing towers and confetti blasts are on offer at The Big Bouncer. The largest inflatable bouncy castle is 1,421 m² (15,295.51 ft²) and was achieved by Jumbo Jump (Pakistan), in Karachi, Pakistan on 20 November 2023. According to WISN, it takes 28 blowers to inflate the thing. At 10,000 square feet, and made up of 5 separate sections that must be jigsawed together, the Big Bounce is at once the Godzilla and the Frankenstein’s Monster of bounce houses. According to WISN, it was created by “two guys from Scotland,” Craig and Grahme Furgeson.

Craig has worked for the entertainment industry since leaving school. He studied music at college and went on to DJ at venues and events across the world. The air-filled couches in the lounging corner of the World's Biggest Bounce House are — for once — totally OK to jump on. Though after all that bouncing, you may prefer to lie down. There are sessions tailored to families, as well as those made for grown-ups who'd like to give bouncing around a colorful inflated expanse a try. If you need to catch your breath during one of the hour-long bounce sessions (which are grouped by age), you can take a rest at one of the inflatable chill-out areas that have oversized sofas, palm trees and boats.

Situated in Orange County, Florida, the Versailles mega mansion belongs to Jaqueline and David Siegel, the CEO of Westgate Resorts.

Vanderbilt brought in America’s most sought-after landscape architect, Frederick Law Olmsted, to design a horticultural paradise on the Biltmore grounds. According to a virtual tour of the gardens, Vanderbilt envisioned a self-sustaining estate that would nurture the land and its resources for years to come. As the months went on, George Vanderbilt’s country estate started taking shape. The home was built with elite, luxurious amenities for the time period, like indoor plumbing, electricity, a fire alarm system, and even a telephone system, all of which were hallmarks of the Gilded Age.

The 70-room mansion was added to the National Register of Historic Places in 1971, and the building now operating as a museum was designated a National Historic Landmark in 1994. The home, which has five stories, 13 bedrooms, and 14 bathrooms, should stand for 2,000 years, or so its owner Steven T. Huff claims. The thirteenth largest house that is also able to withstand earthquakes is the Pensmore property in the Ozark Mountains.

Modern House On A Hill Design Concepts For Sustainable Living

“We went into this with the goal of building something that fit us and our lifestyle,” says James. Smart-home controls throughout were another must for the tech-savvy pair. From the Appalachians, to the Pacific Northwest, we have tailored our look to incorporate all aspects of mountain living. Clean lines, local stones, wooden structures, and a large variety of inviting textures make up our contemporary forward thinking mountain look.

Use Rustic Materials in Authentic Ways

The remodel of this simple ranch home transformed an incredibly plain structure into an open and airy light-filled space. The sloping site of this two-bedroom ranch home provides views through an oak savanna and the coastal mountain range. A bar-shaped plan maximizes daylight and natural ventilation, giving the homeowner efficient "modern ranch" living in the heart of Yamhill County wine country. There’s nothing cool about this home… errr, by that, we mean nothing cold or uninviting. It can be easy to go too modern with design, creating a harshness that is anything but inviting. By working in the natural influences of the home’s mountain locale, it creates a welcoming warmth that’s undeniable.

Roof overhangs play a key role in blending outdoor and indoor spaces and providing protection from strong sun rays and falling foliage. Incorporate task and accent lighting for early mornings and evenings. "You'll notice in the national park lodges there's no overhead can lights," says Humphrey. "Typically, there's multiple sources of light, such as chandeliers, table lamps, and floor lamps. It gives you options at home to set the mountain mood." Sophisticated Open-Plan Living Room

Metal accents, such as copper, nickel, and iron, add a modern touch to the rustic ambiance and can be seen in lighting fixtures, hardware, and other decorative pieces. Textiles like wool, flannel, and cozy blankets contribute to the warm and inviting atmosphere, adorning throws, pillows, and rugs. While the steep, pine-covered 23/4-acre hillside lot offered exhilarating views of Mount Evans, it also complicated construction, especially during Colorado’s long, snowy winters. Global supply-chain issues made material and design choices a moving target. Labor shortages meant that at one point, there was no crew to frame the house. Whether your bathroom has magnificent views or not, you can create a relaxing bathing experience with this freestanding bathtub from Signature Hardware.

Most of the living rooms in modern mountain homes are designed with a wood-like texture of the ashen gray accent wall, which stands out in the airy and light space. There is plenty of natural light interior design, but if you want to curl up on the sofa with a book after dark, a modern metallic floor lamp is all you need. It could also have a fireplace which helps bring warmth to the room. The unique shape of the structure of modern mountain homes means that the houses are designed to fit the landscape and provide stunning views. The homes are built with various materials, including stone, wood, and glass, to create a stylish modern look. The houses are made to take advantage of the area’s natural resources and are energy efficient.

His solution for striking that perfect balance is to understand the history of the home, keep finishes simple and streamlined, and to let the building materials shine. From there, you can incorporate rustic details where they make the most sense.

Consisting mainly of concrete and wood, the materials offer a rustic and organic look. They are typically built-in locations where the scenery is a central selling point, such as the Rocky Mountains, the Alps, or the Andes. Mountain homes come in all shapes and sizes but often incorporate features that take advantage of stunning views and provide a comfortable living space. Steidley pins the origins of mountain modern style to the early 2000s when homeowners began to tire of the traditional log cabin look. Among today’s trending design styles are Art Deco and mid century modern, aspects of which mesh well with mountain contemporary design.

She was named one of the Top Women in Architecture in 2020 by Mountain Living magazine, was awarded the Silver Medal by the AIA Western Mountain Region in 2021, and was elevated to fellowship in the AIA in 2023. The practice has been consistently recognized for design excellence and has received over 50 design and honor awards.

Don’t be afraid to mix and match your decorative pillows, including both asymmetrical placement and color selection. Clear your countertops of books, mismatched picture frames, and knickknacks. The open airy feel of mountain modern can be quickly lost due to a muddled hodgepodge of jumbled shapes and colors. Cedar shingles are the ideal choice for a rustic cabin in the mountains. Synthetic cedar shake shingles, such as those made by CeDUR, are a better choice for a contemporary mountain house.

Natural materials are the heart and soul of mountain modern home designs. They envelop the home in a timeless serenity, infusing it with distinctive character and an authentic, earthy ambiance. The right blend of materials can provide the perfect palette for your design, whether you’re looking for a rustic mountain home design or a more modern Southern style. "Clean lines and modern finishes can lean both warm or more cold or sterile, but by bringing in the rustic principles of mountain modern, cold doesn't work," says Obermann. "Keep your finishes—even if they are more modern—warm and inviting." This can be incorporated through the right wall color, large, cozy textiles, inviting furniture, and lighting.

Govan does not expect any conflicts of interest to arise, and points out that many arts leaders occupy multiple board seats across the city and the country. Wynn, who is a LACMA board co-chair, has already given LACMA $50 million — one of the largest single gifts in LACMA’s history — Govan notes, adding that he doesn’t know how much more the L.A. In an interview with The Times, Govan emphasized that continual expansion along Wilshire Boulevard would yield diminishing returns. LACMA is instead developing a “strategic plan of regional partnerships” with museums — large and small — in order to pull more of its collection out of storage, and make it accessible to as many people as possible. John was elevated to fellowship in the American Institute of Architects in 2015. Anne Mooney, FAIA, NCARB, LEED AP, served on the Board of Directors of the AIA and as co-chair of the AIA Committee on the Environment (COTE).

Wood is a fundamental element in the modern mountain style, found in various applications such as wall paneling, flooring, cabinetry, and furniture. Reclaimed wood, barn wood, and finishes like pine, oak, or cedar are commonly embraced. “In mountain contemporary design, you have more of those textural pieces, whether it’s… from woods or those cozy fabrics, heavy knits, or furs,” Knowles explains.

While Milo’s attendance certainly caused some major tension for her within the group, specifically from the trip’s hosts Jasmine and Silas, Milo was ultimately embraced by the house and fans alike. Jacquez began writing about pop culture and reality television during his time as a student at Ohio University. Since graduating, Jacquez has continued writing about celebs and all things entertainment. Phil told Preston that when he met them the first time, he was extremely drunk.

But their long history together only makes the laughs, hookups and drama between them that much richer. Cohen’s confirmation of a reunion comes as both fans and cast members have been petitioning the network for the series, which has become a cult favorite for Bravo watchers and new fans alike, to get a reunion after Season 1 did not have one. She's pursuing dreams as a screenwriter and is currently a production coordinator for a boutique production company in LA. She's connected to the group once again, via a friendship with Jasmine, who she met at Sundance in 2019. Jason enjoys spending time in the sky with celebrity clients as a senior flight attendant for a top airline. Outside of the aircraft, he enjoys dancing and socializing when he's not working on his skin care and beard oil business ventures.

Phil Delivers Shocking News to Bria Fleming

He was deployed during the time of filming, but we’ve seen him on Facetime a few times. One of the Cooper’s biggest storylines last year involved their life as newlyweds and hopeful parents. She's looking forward to spending the summer with her friends, but things become heated in the house after an argument gets out of hand. While trying to understand his black history and connect with his roots, he falls hard for a housemate. In the eight episodes of the series, viewers got to know a bit about each of the cast members, as tensions and potential romances flared within the house. Because Bria is the group’s ghost producer, she asked Summer and Noelle how they were doing during a girls’ moment in the backyard pool.

However, he said his apology was genuine, and going to therapy has helped him reflect on his former self. They ended the call on a good note, and hopefully, that’s the last of Phil on SHMV. This is the second spinoff from Summer House, which itself started from a crossover of Vanderpump Rules.

Summer and Noelle have another misunderstanding…

Her friend Noelle is coming along, and she’s looking forward to introducing her to everyone. Summer is single and open to meeting someone new, but her flirtation with Alex has become somewhat murky. Jasmine arrives on the vineyard with a big secret and without Silas, as he is serving overseas in the U.S. military. She wants this Vineyard vacation to be her “hot girl summer,” but the growing distance between her and the group, especially her sister-cousin Jordan, puts a damper on her plans. Keep scrolling to find out more about the cast, including new and returning friends, as well as more details about the new season!

In case you need a reminder, Noelle felt some type of way about wanting to pursue Alex since he and Summer had sexual relationships in the past. For Noelle and some of the others in the house, it seemed weird that Summer would encourage Noelle to go after Alex but omit the fact that they had sex. But she was sure willing to blurt it out during the first group dinner of the season. His 30 seconds of screen time this week were spent on Facetime with Preston. The latter shared his feelings with the house in previous episodes about how Phil’s comments, like “soft” and “sus,” made him feel like a gay man. During Preston’s call with him, Phil took some ownership of his behavior (even though he had trashed their feelings days before).

We quickly learn in the trailer that "if you don't know, Black excellence is Martha's Vineyard and Martha's Vineyard is Black excellence." Entrepreneur Bria loves nothing more than the finer things in life and her dog, Milo. She’s now in a long-distance relationship with German boyfriend Simon and has resolved to focus on herself and stay out of the mess this summer. However, when things flair up with the housemates’ significant others, all bets are off. Hardworking realtor Amir returns for his second Martha’s Vineyard getaway, but this time he’s off the market.

Nicholas “Nick” Arrington (New York), a self-proclaimed style savant who has an outfit ready for every outing, competes with Amir for a housemate’s affection. Providing inside information on the latest entertainment and celebrity news through exclusive interviews. Another home located in Katama, which is the beachy area of Edgartown also offers many of the same amenities and comfortably sleeps 12. This home also rents for $65,000 per week and has a pool, water views and was designed by noted architect Patrick Ahearn.

According to reports, this historical location is recognized as one of the top-ranking beach destinations many African Americans visit to enjoy vacationing and buying properties. Martha’s Vineyard also features beautiful and serene beaches, icing, and romantic sailboats, adding to its enticing and rich natural beauty. Now "a favorite escape for the rich, famous and politically connected," the summertime sanctuary draws a crowd for its "natural beauty with pristine beaches, romantic sailboats, colorful gingerbread cottages and cultural identity."

With beach parties, decadent dinners, and summer hookups, both fun and drama are in store for these young Black professionals and entrepreneurs. Ten young Black professionals and entrepreneurs head to Martha’s Vineyard, an island south of Cape Cod that was one of the first beach destinations where African-Americans could vacation and purchase property. As they band together to escape their worries, discover the beauty of this exclusive enclave and have an epic summer, it becomes clear that some of their friendships are fractured while others are in full bloom.

The challenge is that she hasn't spoken to her former bestie, Jasmine, in months, and it’s making things awkward in the group. Read on for Bravo's roomie-by-roomie breakdown of what to expect from each vacationer this season. "I've grown a lot, and also just communicating better. Obviously, [Jasmine and I] made amends in our friendship and it's just getting down to the communication." As for Bria, she was hyper-aware of how she handles conflict going into filming season 2. "Our marriage is actually formed, let's just start there," she explained, noting that what season 1 captured was really a "growing pains" era for them as newlyweds. New episodes will be available to stream the next day on Peacock, BravoTV.com, and in the Bravo app.

C syntax Wikipedia

c&f design

Unix-like systems typically have a C library in shared library form, but the header files (and compiler toolchain) may be absent from an installation so C development may not be possible. The C library is considered part of the operating system on Unix-like systems; in addition to functions specified by the C standard, it includes other functions that are part of the operating system API, such as functions specified in the POSIX standard. The C library functions, including the ISO C standard ones, are widely used by programs, and are regarded as if they were not only an implementation of something in the C language, but also de facto part of the operating system interface. Unix-like operating systems generally cannot function if the C library is erased.

References

In that case, if the function is declared as returning a value and the caller tries to use the returned value, the result is undefined. Assigning values to individual members of structures and unions is syntactically identical to assigning values to any other object. The only difference is that the lvalue of the assignment is the name of the member, as accessed by the syntax mentioned above. The standard header file float.h defines the minimum and maximum values of the implementation's floating-point types float, double, and long double.

c&f design

Operators and operator overloading

Garbage collection addresses the problem of memory leaks by freeing the programmer of responsibility for releasing memory that is no longer needed in most cases. Code that retains references to objects longer than is required can still experience higher memory usage than necessary, however once the final reference to an object is released the memory is available for garbage collection. However, do note that a shift operand value which is either a negative number or is greater than or equal to the total number of bits in this value results in undefined behavior.

Comparison operators/relational operators

Instances of value types neither have referential identity nor referential comparison semantics. Equality and inequality comparisons for value types compare the actual data values within the instances, unless the corresponding operators are overloaded. Value types are derived from System.ValueType, always have a default value, and can always be created and copied.

Memory management

Variables declared within a block by default have automatic storage, as do those explicitly declared with the auto[note 2] or register storage class specifiers. The auto and register specifiers may only be used within functions and function argument declarations; as such, the auto specifier is always redundant. Objects declared outside of all blocks and those explicitly declared with the static storage class specifier have static storage duration.

The only requirement is that long double is not smaller than double, which is not smaller than float. Usually, the 32-bit and 64-bit IEEE 754 binary floating-point formats are used for float and double respectively. Three of the header files (complex.h, stdatomic.h, and threads.h) are conditional features that implementations are not required to support. This concludes our first part, and we merely scratched the surface of possibilities we have with pointers, which just shows how complex the seemingly simple concept of “it’s just a memory address” can really be. Next time, we continue with pointer arithmetic and some more complex pointer arrangements. This is a perfectly valid cast, and as long as accessing members of bar won’t go beyond the size of foo, we will be on the safe side.

Example: a simple addition program

The C# programming language was designed by Anders Hejlsberg from Microsoft in 2000 and was later approved as an international standard by Ecma (ECMA-334) in 2002 and ISO/IEC (ISO/IEC and 20619[c]) in 2003. Microsoft introduced C# along with .NET Framework and Visual Studio, both of which were closed-source. Four years later, in 2004, a free and open-source project called Mono began, providing a cross-platform compiler and runtime environment for the C# programming language.

Functional programming

The memory layout of a structure is a language implementation issue for each platform, with a few restrictions. The memory address of the first member must be the same as the address of structure itself. A function may directly return a structure, although this is often not efficient at run-time. POSIX, as well as SUS, specify a number of routines that should be available over and above those in the basic C standard library.

In 2019, the definition was changed to use the Boltzmann constant, completely decoupling the definition of the kelvin from the properties of water. Each of these formal definitions left the numerical values of the Celsius temperature scale identical to the prior definition to within the limits of accuracy of the metrology of the time. Hejlsberg is C#'s principal designer and lead architect at Microsoft, and was previously involved with the design of Turbo Pascal, Embarcadero Delphi (formerly CodeGear Delphi, Inprise Delphi and Borland Delphi), and Visual J++. In interviews and technical papers he has stated that flaws[25] in most major programming languages (e.g. C++, Java, Delphi, and Smalltalk) drove the fundamentals of the Common Language Runtime (CLR), which, in turn, drove the design of the C# language itself. Most C++ compilers, and all major ones, provide a standards-conforming implementation of the C++ standard library.

Because certain characters cannot be part of a literal string expression directly, they are instead identified by an escape sequence starting with a backslash (\). For example, the backslashes in "This string contains \"double quotes\"." indicate (to the compiler) that the inner pair of quotes are intended as an actual part of the string, rather than the default reading as a delimiter (endpoint) of the string itself. Such array variables are allocated based on the value of an integer value at runtime upon entry to a block, and are deallocated at the end of the block.[1] As of C11 this feature is no longer required to be implemented by the compiler. The extern storage class specifier indicates that the storage for an object has been defined elsewhere. When used inside a block, it indicates that the storage has been defined by a declaration outside of that block. When used outside of all blocks, it indicates that the storage has been defined outside of the compilation unit.

When performed on a negative value in a signed type, the result is technically implementation-defined (compiler dependent),[5] however most compilers will perform an arithmetic shift, causing the blank to be filled with the set sign bit of the left operand. Function overloading allows programs to declare multiple functions having the same name but with different arguments (i.e. ad hoc polymorphism). The functions are distinguished by the number or types of their formal parameters.

Since the 19th century, the scientific and thermometry communities worldwide have used the phrase "centigrade scale" and temperatures were often reported simply as "degrees" or, when greater specificity was desired, as "degrees centigrade", with the symbol °C. A value greater than \U0000FFFF may be represented by a single wchar_t if the UTF-32 encoding is used, or two if UTF-16 is used. Sequence \n maps to one byte, despite the fact that the platform may use more than one byte to denote a newline, such as the DOS/Windows CRLF sequence, 0x0D 0x0A.

This access specifier determines whether unrelated and derived classes can access the inherited public and protected members of the base class. Only public inheritance corresponds to what is usually meant by "inheritance". If the access specifier is omitted, a "class" inherits privately, while a "struct" inherits publicly. Base classes may be declared as virtual; this is called virtual inheritance. Virtual inheritance ensures that only one instance of a base class exists in the inheritance graph, avoiding some of the ambiguity problems of multiple inheritance. In 1982, Stroustrup started to develop a successor to C with Classes, which he named "C++" (++ being the increment operator in C) after going through several other names.

Also, the compiler can map the escape sequence to a character encoding system other than ASCII and thus make the code more portable. Here blank spaces are generated simultaneously on the left when the bits are shifted to the right. When performed on an unsigned type or a non-negative value in a signed type, the operation performed is a logical shift, causing the blanks to be filled by 0s (zeros).

2x4 and More: 14 New DIY Structural Lumber and 2x4 Project Tutorials

2x4 design

Using pocket hole screws makes this shelf build pretty easy. These fasteners are easy to use and help automatically keep everything square, which can be a challenge for new DIYers. Next, I had to figure out the width of each shelf unit. I divided the width of the entire space by three shelving units. This gave me a number that felt right for balancing open space against structural integrity, but I could have added or subtracted here if the width was too wide or too thin.

Projects made from these plans

Place a 7/16″ piece between the slats and align them at both ends. Drill pilot holes and insert 1 5/8″ screws to lock them into place tightly. Some big, steel, industrial shelving units can found for cheaper than what we spent here.

Making Time Contest

2×4’s sophisticated approach emphasizes critical thinking and research, and its projects encompass virtually all graphic media — print, motion graphics, and environmental design. This is the third exhibition in SFMOMA’s design series devoted to showcasing emerging design talent. Just like we did for our Pallets Aplenty and Plywood Pretty theme weeks, we’re starting this week off with a CHALLENGE — what can you build from structural lumber? We gathered a great group of bloggers to get the week started, and we want to see YOUR projects at the link party below, too.

This philosophy extends beyond logos and branding to the creation of a more cohesive story for every project. The long and diverse list of the studio's clients includes the Brooklyn Museum, Prada, Anyone Corporation, Vitra, and the Illinois Institute of Technology. Based in New York City, 2x4 is a collaborative studio made up of designers, writers, programmers, and animators under the direction of Michael Rock, Susan Sellers, and Georgianna Stout. Their shared attraction to unapologetically ornamental patterning — a playful merging of figurative, abstract, or natural motifs — is one of the most distinctive elements of the studio's designs. The World Around is a platform and annual conference that aims to open up architectural discourse and connect around ideas that impact a broad range of disciplines. The inaugural edition was held at the Times Center in New York City in January 2020.

Since I had tons of requests for more 2×4 projects, I came up with this elevated garden planter design. This planter box is sturdy, easy to build and it doesn’t cost a fortune to make. If you enjoy my design, don’t forget to take a look over the rest of my free plans HERE.

We can perform a two-way ANOVA to formally test whether or not the independent variables have a statistically significant relationship with the dependent variable. In this type of design, one independent variable has two levels and the other independent variable has four levels. Cut two 2×4’s to 1′ 11 1/8″ long, cut a 15-degree angle cut on one end (E). Cut two 2×4’s to 1′ 7 1/16″ long, cut 15-degree angle cut on both end in the same direction (C). Cut two 2×4’s to 1′ 6 1/2″ long, rip the 2×4 to 1 1/2″, cut a 15-degree angle cut on one end (B).

Drill pilot holes and insert 2 1/2″ screws to lock the slats to the legs. Next, attach the 2×4 stretcher to the bottom of the planter. Drill pocket holes at both ends of the stretcher and then secure it into place with 2 1/2″ screws. Drill pocket holes at both ends of the braces and then secure them to the vertical legs with 2 1/2″ screws. We got around this by having Abby push on the end of the board while I lined it up and screwed it in place. We are having a great summer and I hope you are too — and today we’re kicking off another special week here at Remodelaholic!

Fill the holes with wood putty and then let it dry out for a few hours. Apply a few coats of paint over the exterior of the planter to protect them from the weather elements (in case you don’t you cedar or redwood). Read the labels with attention and choose a product that is food safe. Finally, we dropped the plywood pieces in place and screwed them down with 1” drywall screws. There are tons of boards to cut here, so a length stop is invaluable.

in x 4-in Framing Lumber

But there’s no guarantee that they will fit well in your space. Consider this project if you want custom shelving that maximizes storage space in exchange for a potentially higher cost and time spent building. Bare minimum, I think you need a circular saw or jigsaw with straight edge, the Kreg pocket hole setup and a drill. We spent about $100 on 31 2x4s, $100 on five sheets of plywood, and $10 on pocket hole screws, for a total of about $210.

2x4 design

While I was cutting away, Abby drilled the pocket holes. For the shelf supports, she offset those holes toward one edge of the 2x4 to prevent the screws from colliding when screwed into opposite sides of the frame. Cut the slats at 24″ and then secure them into plans, as shown in the plans.

CoreLogic® is an industry leader in automated valuations and provides AVMs tailored to specific use cases. CoreLogic® Total Home Value for Marketing is an AVM designed specifically to help consumers gain a better understanding of the value of a home. We offer estimates from multiple home valuation providers that are independent of Realtor.com because you deserve high-quality data you can trust. This, ultimately, is the amount a buyer would be willing to pay for the home. Fair market value is heavily dependent on the state of your local housing market, in addition to the factors listed above.

How to find out how much your house is worth

If you are in the market to sell, an experienced local real estate agent or professional appraiser can often provide the most accurate value. You can pair our AVM assessment and a few other independent valuations to try and make sure you are getting the most out of your property. A CMA is a free report prepared personally by one of our agents that compares your home to similar properties in your neighborhood that are currently for sale or have recently been sold. To calculate a Zestimate, Zillow uses a sophisticated and proprietary algorithm that incorporates data from county and tax assessor records and direct feeds from hundreds of multiple listing services and brokerages.

These home valuation estimates will show estimated value(s) for most properties on our site and can be used as a starting point for informed pricing discussions with a local real estate agent. Professional home appraisals consider various factors to determine a home’s value, including size, location, condition, upgrades and local comps (or what other, similar homes nearby have sold for). Mortgage lenders require an appraisal before they will approve your loan. While Younger didn’t share by how much assessments rose, she did suggest rising home sale prices in a housing market marked by tight inventory would lead to a bump in assessed values.

What's My Home Worth?

Many real estate professionals, lenders at banking institutions and investors use similar models to assess property valuations and opportunities. AVMs don’t always consider a property’s unique features and recent renovations that can significantly enhance its worth. You can use an AVM as a starting point while searching for a suitable market price. Next, you can get a physical appraisal following an AVM estimate to dig into your property’s true value. We use AVMs at Ownerly to help homeowners calculate realistic valuations and combine them with other details from public records and sales data. Because an AVM is a forecasted value, our valuation models include three professional grade AVMs that can be used to get a rough “band” for the highest and lowest value that a property is approximately worth.

It can also give you something to work with if you’re fighting your city’s tax evaluation of your home. It’s useful to know how much your home is worth if you’re considering selling it, or if you’re thinking of tapping home equity for renovations or other projects. It can also give you a feel for your overall net worth, though your home’s value will fluctuate over time. For over two decades, we've been a trusted resource for homebuyers and sellers. Now, we're bringing our commitment to transparency and trustworthy data to people, by providing them home values about specific properties. Typically, national AVMs are not a good representation of a home's actual value and have a large margin of error.

How do online home valuation tools work?

Lenders and Realtors often work with property appraisers and might have a list of recommendations to help you in your search. There are a variety of ways to get the information you need, depending on how much time and effort you are willing to put in, as well as cost if you seek professional help. Please check your spelling and use the common location formats listed below. Search for data on homeowners to see available contact information, assets, and more. Using an updated version will help protect your accounts and provide a better experience.

If you have the time and prefer researching things yourself, scouring the internet can provide a cheap and fairly quick way to determine how much your house is worth. This approach will not yield a completely accurate number, but should give you a ballpark figure to guide your decisions. We selected our valuation providers with a critical eye toward quality and the belief that homebuyers and sellers should have access to data similar to the information provided to real estate lenders, investors, and brokers. Buying or selling a home is a big deal and having three home valuation estimates can be a helpful part of a successful transaction. Our high-quality RealEstimate℠ data is sourced directly from multiple valuation providers independent from Realtor.com and used and trusted by the lending industry. For the most accurate estimate, contact us to request a Comparable Market Analysis (CMA).

It is intended to provide user-friendly data to promote transparent real estate markets and allow people to make more informed decisions — it should not be used to drive up the price of a home. When a home goes on the market, new data can be incorporated into the Zestimate algorithm. In the simplest terms, the Zestimate for on-market homes includes listing data that provides valuable signals about the home’s eventual sale price. Using an AVM is a cost-effective way to quickly give you a ballpark price point with relative accuracy.

It is always important to remember that these are not universal suggestions and do not guarantee specific outcomes. Decisions are better taken in consultation with a real estate professional, while factoring in your unique situation like your budget and local housing market conditions. You can hire a professional appraiser to provide an evaluation of the property’s value, which in turn should help you price your home accurately.

These home valuations are obtained from computer-driven mathematical models that use basic property characteristics, local market information, and price trends to produce an estimate of what a home’s market value could be. This is the percentage of transactions for which the Zestimate was within 5% of the transaction price.

This is what your property taxes are based on — the dollar value of your property as determined by your area’s local tax assessors. It can go up as your home appreciates in value, but it is typically lower than the amount the home could actually sell for. To get a federally guaranteed loan, a law called FIRREA (the Federal Institutions Reform, Recovery and Enforcement Act) requires you to get an appraisal from a professional appraiser.

Some of those factors are in your control, like if you made home improvements to boost the value of your house. Others, like the current economy and local housing market trends, are less in your control. As a real estate brokerage, Redfin has complete access to Multiple Listing Services (MLSs), the databases that real estate agents use to list properties. To calculate the Redfin Estimate the algorithm considers hundreds of data points about the market, the neighborhood, and the home itself, like whether it has a water view or is located on a busy street.

This report is personally prepared to give you a clear understanding of competing properties, market trends, and recent sales in your area. The property market has turned a corner this year as cheaper borrowing costs lure prospective buyers. Home asking prices rose the most in a year in April, according to data from online sales portal Rightmove, while surveyors are becoming more optimistic about new buyer demand. On the west coast of Florida, the number of houses up for sale and the rate at which their current owners are cutting asking prices is soaring, according to a report from real estate company Redfin released Thursday. In an official sense, a home appraisal can help you petition your bank to get private mortgage insurance removed from your mortgage payment if you feel your equity now exceeds 20% of the home’s value.

How Much Is My Home Worth?

house value

Knowing the value of your home is critical when deciding if it’s a good time to sell, and negotiating a sale. But even if you’re not interested in selling, it’s important to know how much your home is worth because it impacts your ability to get financing, such as a refinance mortgage or a home equity line of credit (HELOC). It will also help you to calculate (or dispute) your property taxes when it’s time to pay your taxes. While the Zestimate is the estimated market value for an individual home, the Estimated Sale Range describes the range in which a sale price is predicted to fall, including low and high estimated values.

Media Services

The Redfin Estimate History graph provides a look back at how a home's value changes over time. The Redfin Estimate value each month represents the Redfin Estimate average of all the days in that month. This may differ slightly from the Redfin Estimate displayed in the Home Report email, which shows a point-in-time value for a given day rather than a monthly average. Also, you can contact a Redfin Agent to discuss what your home is worth. Speaking to a Redfin Agent about your home’s value is free of charge, with no obligation.

When all of this data meets the massive computing power of our proprietary machine-learning software and today’s best cloud technology, you get the Redfin Estimate. The Redfin Estimate is highly accurate, with a current median error rate of just 2.02% for homes that are for sale, and 6.28% for off market homes. This means that when a home that is currently on the market sells, the Redfin Estimate will be within 2.02% of the sales price half of the time. For off-market homes, the Redfin Estimate will be within 6.28% of the eventual sales price half the time. The Redfin Estimate is more accurate for homes that are for sale because there is more data available about those homes. The Zestimate was created to give consumers more information about homes and the housing market.

The Zestimate® home valuation model is Zillow’s estimate of a home’s market value. The Zestimate incorporates public and user-submitted data, taking into account home facts, location and market conditions. Find out how many homes are for sale, check out asking prices, and see how similar homes compare to yours. With up-to-date information about homes in your neighborhood, you can make informed decisions when it’s time to sell. An appraiser will evaluate your property, inside and out, compare it to nearby homes and their recent sales prices, and give you an official written valuation.

Historical Zestimates only use information known prior to the date of that Zestimate. The amount of data we have for your home and homes in your area directly affects the Zestimate’s accuracy. If the data is incorrect or incomplete, update your home facts — this may affect your Zestimate. Real estate inventory in parts of Florida is surging to uncomfortable levels — and sellers are beginning to slash prices, according to a report. If you bought a home on the outskirts of town and now in 2023, there’s a gourmet grocery store and a variety of upscale retailers nearby, your value has likely gone up.

How accurate is the Zestimate?

We use data from a geographical area that is much larger than your neighborhood — in fact, we often use all the data in a county to help calculate the Zestimate. Though there may not be any recent sales in your neighborhood, even a few sales in the area allow us to extrapolate trends in the local housing market. Evaluating the worth of your home can involve a multitude of factors that contribute to its overall value. These are recent transactions of houses in your neighborhood and local market that closely resemble your house in terms of size, age, condition and other crucial characteristics. An appraiser would evaluate these properties and compare your home to determine a probable selling price, which you can also do yourself.

And with South Carolina surpassing Florida last year as the fastest-growing state in the country, she is keeping very busy. Chances are your home was reassessed because it’s located in one of the three areas in Jefferson County that were due for new values.

Zestimates for all homes update daily, but on rare occasions this schedule is interrupted by algorithmic changes or new analytical features. The Zestimate’s accuracy depends on location and the availability of data in an area. Some areas have more detailed home information available — such as square footage and number of bedrooms or bathrooms — and other areas do not.

Unreported additions, updates and remodels aren’t reflected in the Zestimate. Real estate professionals can also help their clients claim their home on Zillow, update the home facts and account for any work they have done on the property. A home’s Zillow listing is often the first impression for prospective buyers, and accurate information helps attract interest. Most understand that the Zestimate is an estimate of the value of a home, and that it should be used as a starting point. When combined with the guidance of real estate professionals, the Zestimate can help consumers make more informed financial decisions about their homes. We can only calculate Zestimates for homes and regions where we have certain data, including historical transactions.

But it's not just its larger size that makes Icon of the Seas the best Royal Caribbean ship for families. As TPG saw during an early sneak peek at Icon of the Seas in January, Royal Caribbean has designed the vessel — the first of a new class of ships — specifically to cater to families in a bigger way. Or they could work off their lunch buffet by sweating it out at the sports court — basketball and ping pong included — for no extra charges.

Holiday Vacations Around the World

When planning a trip to Alaska, many travelers wonder if it's better to explore the state by land or by sea. Or savor mezes in a hillside taverna while magical colors fill the Santorini sky at sunset. And when you’re not exploring dreamy coastlines, fill your days at sea with endless romance — like intimate dining at specialty restaurants, pampering couples massages and date nights with show-stopping entertainment.

If you are unhappy with the service you receive, you can adjust this amount at the Guest Services desk before disembarking. An 18% gratuity is added to bills for bars, minibars, salons and spas. On Oasis Class ships, there's also an outdoor Boardwalk area with a hand-carved carousel. On the new Icon Class ships, the Boardwalk area is replaced with a watery play zone for younger kids called Surfside.

With the new financing, RCCL now has USD 3,6+ billion of liquidity (cash deposits plus undrawn credit facilities). The money was secured term-loaned from 3 US banks (JPMorgan Chase, Bank of America Corporation, Goldman Sachs Group) plus the French banking group BNP Paribas. RCG's 2020-Q4 financial report revealed US GAAP Net Loss of USD 5,8 billion (EUR 4,774B, or US$27,05 per share) and Adjusted Net Loss of USD 3,9 billion (EUR 3,21B, or US$18,31 per share).

On Royal Caribbean's giant Oasis Class and Icon Class ships, there are multiple pool areas, watery play zones, rock climbing walls, surfing simulators, miniature golf courses, basketball courts and even zip lines. Interior areas bring everything from full-size spas and large casinos to Broadway-quality theaters with top-name shows. On December 1, 2017, RCI added 2 new Cuban ports (Santiago de Cuba and Cienfuegos) included in 4- to 8-night long Caribbean itineraries on Empress of the Seas. The new 7-night "Best of Cuba" itinerary from Miami visits Cienfuegos, Havana, and Nassau.

The casinos on the four other Oasis Class ships are similarly giant. Other included-in-the-fare offerings found on some ships include Sorrento's pizza parlors, the Mediterranean cuisine-themed Solarium Bistro and the coffee bar Cafe Promenade. The line's remaining eight vessels, split among two classes, are relatively smaller, with maximum occupancy topping out at around 2,500 passengers. Together, the 19 Icon, Oasis, Quantum, Freedom and Voyager class vessels make up Royal Caribbean's big-ship fleet.

In fact, the line likes to boast that it employs more world-class professional skaters than any other company in the world. Many of Royal Caribbean's biggest ships have state-of-the-art theaters as big as you'll find on Broadway, with top-name Broadway shows. Symphony of the Seas has "Hairspray," for instance, and Oasis of the Seas has Andrew Lloyd Webber's "Cats." There are full-blown Starbucks cafes on some ships or at least a Starbucks stand.

Starting March 25, 2019, the liner offered a 4-night voyage calling at Havana. Private Journeys are offered as a 3rd excursion choice (besides independent and RCI-sponsored group tours). The new choice offers direct booking through RCI (ONLY via Royal Caribbean). Booked passengers have to provide Private Journeys' staff with their idea/basics of what they want (duration, preferred places, activities, meals, etc).

Broadway shows (on the ships that have them) are also quite popular and fill up any night they're on offer. Equally as in demand are the high-flying and diving acrobatics of the AquaTheater and the ice-skating shows on the Freedom- and Voyager-class ships. Whether you use a travel agent or not, make sure to maximize your credit card spend when paying for the cruise by using a credit card that offers extra points for travel purchases. This could be the Chase Sapphire Reserve®, which offers 3 Ultimate Rewards points per dollar on travel and dining (excluding the annual $300 travel credit).

A budget vacation on Royal Caribbean's new wildly popular Icon of the Seas is possible. Just be prepared to stay sober, repeat meals, and pay at least $265 a day. But compared to the rest of my mediocre meals on Icon of the Seas — including dinner at a specialty restaurant — my complimentary pork pita wrap from the food hall's Mediterranean-inspired stall was admittedly pretty decent. Icon of the Seas has plenty of live music venues — including rowdy karaoke and dueling pianos bars, if that counts. But if you're a jazz fan or looking for a peaceful nightcap, none of these options will top the live music at Lou's Jazz 'n Blues. It's the first show-at-sea I've seen with a waterfall and nine-foot-tall robotic arms, and so far, it's one of my favorites.
